Well, unless (s)he has entered into a Buyer's Agency Agreement with you, they are in fact representing the seller as a client... YOU are their prospective customer!
Integrity First is happy to WORK FOR YOU as our CLIENT, negotiating with all MLS/co-brokerage agents on your behalf. In most cases, our fee is paid by the cooperating firm as included in their Listing Agreement or negotiated with the Purchase Offer.

Additionally, any brokerage firm representing both the seller and buyer on a given transaction is acting in the capacity of a "Dual Agent", which requires advanced consent or prior agency disclosure. In a dual agency relationship, agents do not exclusively represent one party, but instead must remain neutral, while facilitating the transaction per buyer/seller agreement subject to attorney review. A designated agent can also be assigned to either buyer or seller to avoid any potential conflict of interest.
